Our Property Enhancements Service Helps Sellers Assess and Improve the Overall Aesthetic and Sensory Readiness of Their Property for the Real Estate Market.

Utilizing our design backgrounds and artistic talents, we work closely with sellers to identify and then enhance the first and lasting impressions of the entire property, both inside and out. The changes we suggest are not only practical, but also achievable and always align with the goal of an aesthetically pleasing property; a property that allows the buyer to focus on the positive aspects of the home.

Wouldn’t it be wonderful if selling a home was an easy, stress-free undertaking? Just find the right real estate agent, sign a listing contract, put a sign in the yard and then immediately get an acceptable offer. Done! Unfortunately, as we all know, the real estate market has changed dramatically and to be competitive in the marketplace, most sellers need a sincere commitment to the overall presentation and marketability of their homes. There are plenty of buyers, but the competition is great.

Know your competition.

Get out, or go on-line to see the properties that are available in your asking price range and neighborhood. How are comparable homes being marketed? What have other sellers done to promote their properties? Pay close attention to both the positive and negative sensory nuances and why they made an impact on you. A property may have some fix-up negotiating points, but if it doesn’t have a “feel good, want to be here” quality about it, most potential buyers won’t stick around long. We believe it’s always a good point to remember that women are generally more likely than men to respond immediately to the sensory atmosphere of a home. Their “see and feel” perception will dictate whether they linger or leave.

Know your potential buyer and market to them.

When we work with older sellers, we encourage them to really consider who will be touring their property as a potential buyer. If they’re downsizing, we can almost guarantee them that it won’t be someone close to their age. Today’s younger buyers are discerning, wise, technologically savvy, and understand that the real estate market is now tilted in their favor. And although many may be market downturn “holdouts” they will continue to look, which is why it’s important to take hold of their senses when they stop by (either on-line or in person).

Property previewing on the Internet.

Today’s potential buyer will preview properties on-line first as the days of driving around neighborhoods looking for "For Sale" signs are all but gone. The Internet makes shopping for a home easy and the photos of a property will either result in a call for a showing or a click to the next property listing. It’s advantageous for a seller to have only the best photographs representing their property on-line and in their printed materials. Be proactive and don’t settle for mediocre or less than inviting photos intended to promote your property.

Overview of the Service

• Specifically addresses the aesthetic and sensory aspects of the property

• Work with sellers and real estate agents

• Free initial walk-through and consultation

• If desired by the seller or agent, a written detailed assessment and enhancement plan is prepared and presented. The cost of the written plan is based on the square footage and the enhancement needs of the property.

• An hourly or project rate may be quoted for the agreed upon services to be performed. Sellers can select all or various parts of the proposed plan for completion. They can also choose to complete the plan on their own. All materials are quoted separately.

• Payment of services will vary due to the length of the project. Partial payment may be collected if the project is extended over a long period of time.
